RICS Level 3 Survey

The most comprehensive survey level in the BRS range, intended for older, altered, unusual or more complex properties and situations requiring greater detail.

Greater survey depth

Level 3 is designed for situations where the building itself calls for a deeper inspection and explanation.

For properties where construction, condition or planned works raise more questions.

Compared with Levels 1 and 2, Level 3 provides more detailed commentary on defects, likely causes, repair considerations and ongoing maintenance.

It is particularly relevant when the property is older, extensively altered, unusual, visibly deteriorated or where significant works are being considered.

Included in Level 3

A broader, more investigative view of the property.

Level 3 is structured for properties where a standard overview would leave too many questions unanswered.

Defect analysis

The report gives deeper commentary on visible defects and what they may indicate.

Repair priorities

Likely repair needs and practical priorities are discussed in more detail.

Construction context

Older, altered or unusual construction is considered with greater care.

Further investigations

Where specialist advice is still needed, the next step is identified more clearly.

Read the building as a whole.

Construction, age, alterations and visible defects can all influence how condition should be interpreted.

01

Construction

Greater attention to how the building is put together and how that relates to visible condition.

02

Defects

More detailed discussion of significant visible defects, likely causes and implications.

03

Repairs

More comprehensive explanation of repair options and future maintenance considerations.

Who may need Level 3

When complexity changes the conversation.

The right survey depends on the property, but these are common reasons a more comprehensive level may be considered.

A

Older buildings

Age and traditional construction can require more context.

B

Altered properties

Extensions and substantial alterations can add complexity.

C

Visible disrepair

Obvious defects or planned works may justify greater depth.

What greater depth means

More context around the building, the defect and the consequence.

Level 3 is designed for situations where a concise description is not enough. The report can go further into how the building is constructed, why a visible issue may matter, and what repair or maintenance considerations follow.

01

Construction context

Relate visible condition to age, materials, alterations and the way the building is put together.

02

Likely causes

Provide greater commentary around significant visible defects and the factors that may be contributing to them.

03

Repair considerations

Give more comprehensive discussion of repair options and areas that may need specialist input.

04

Ongoing maintenance

Set defects within the wider context of how the property may need to be cared for over time.

Where complexity matters

Older fabric, alterations and planned works change what you need to know.

A deeper survey can be useful where understanding the existing building matters before repair, refurbishment or another significant property decision.

Level 3 questions

When a property needs more than a standard overview.

Why choose Level 3 over Level 2?

Level 3 offers the greatest depth in the BRS survey range, with more detailed commentary on construction, defects, likely causes, repairs and maintenance.

Is Level 3 only for very old properties?

No single age defines the choice. Alterations, unusual construction, visible deterioration or planned works can also increase the need for detail.

Can the survey identify where specialist advice is still needed?

Where an issue falls outside the survey scope or needs another specialist, the report can make that further step clearer.
